Primary Function
Manage the physical facilities of multiple locations and business units totaling more than 1.5M sq.ft..  Manage expense and capital budgets in excess of $22M.  Maximize resources and budgets to maintain the longevity of real property and equipment.  Responsible for supporting building maintenance and services, telephone, data center equipment, parking lots, and grounds upkeep. 



Principal Duties & Responsibiltiies

  • Maintain the location’s real property, structures, and equipment using sound preventative measures, insuring maintenance and repair techniques to maximize availability of resources to attain company goals and adherence to all applicable regulations and codes.
  • Establish and manage programs, procedures, goals and standards to insure that department personnel are productive and effectively utilized and that work is done accurately and economically.
  • Oversee and define scope for services performed by outsourced service providers.  Includes: janitorial, mail services, food services, landscaping, trades etc.
  • Collaborate on the planning of annual capital budget. Write justifications, complete estimates, solicit bids, purchase and supervise delivery/installation of capital equipment or construction. 
  • Insure compliance with environmental laws regarding sewer, air pollution  and solid waste handling. Keep abreast of changing legislation through reading of trade journals and professional publications and participation in peer groups   Monitor liquid and solid waste stream and maximize recycling efforts to minimize exposure. 
  • Serve as liaison with local utilities and regulatory agencies to keep abreast of changing costs or requirements that may impact budget or operation. 
  • Direct, review and audit the preventive maintenance programs for all building equipment, materials handling systems and vehicles to ensure safe, efficient operation with a minimum of cost and downtime. 
  • Assist with preparation of yearly budget proposals and monitor operating expenses to stay within approved budget levels.



Preferred Education & Experience

  • Degree from a four-year engineering or other technical program or equivalent fields is strongly recommended 
  • 5-7 years of experience in related field preferred.
  • Must possess broad electrical/mechanical theoretical and practical knowledge 
  • Must be conversant with terminology, formulae and basic principles of design, construction, loads and stresses involved in buildings and storage systems as well as regulatory codes and insurance requirements regarding fire, sewer and environmental impact of operations
  • Must have the ability to analyze. trouble shoot failures and implement repairs without the support of technical references or manuals 
  • Should be able to plan, estimate and order material for carpentry, paving, electrical and remodeling projects
  • Must have broad base knowledge of electric motors, belt, chain and gear drives, hydraulic and pneumatic systems, HVAC systems, high voltage electrical switch gear, material handling equipment
  • Must be have strong written and verbal skills to effectively communicate with local administrative personnel  contractors, and regulatory agencies
  • Should  have  broad  knowledge  of applicable  OSHA  and  EPA  regulations,   NFPA, Factory Mutual guidelines and requirements



Work Environment

  • Requires limited travel
  • Work at height anywhere from 6 to 100’ on ladders and lifts
  • Ability to stand or walk long durations of the day     
  • Ability to lift 25 to 60 lbs. and/or occasionally work in difficult positions.




  • Identify and solve problems involving new and existing building code, fire code and environmental concerns, space utilization, parking capacity, material handling equipment needs, and electrical needs
  • Making decisions will mostly be a collaborative effort with management peers, immediate reports and as necessary, superiors   Implementing decisions is often a team effort of those responsible for the area or equipment  Errors will result in wasted man-hours and perhaps failure to meet customer needs
  • This position has access to confidential and competitive information. Primary concern would involve handling competitive bidding information where divulging this information could cost the company money or result in accusations or unfair practices

  • Suppliers/Vendors, Contractors, Architects, engineers, and contractors, Local fire Marshall, Municipality service representatives, Company insurance representatives

Internal contacts include:

  • Facility Service Managers and Facility Maintenance Managers, ProCo, Real Estate Department, Office Building employees, Disaster Recovery, Maintenance Technicians, Frequent interaction and problem resolution with Executive Leadership (GLT)
