Compensation

The anticipated base pay compensation range for this position is $113,900.00$189,900.00. This role is eligible for an incentive target of up to 20 % or $ , based on the achievement of individual and company performance objectives in accordance with the current terms of the incentive program which are subject to change.

Position Details

 

The Facilities Manager is responsible for the overall property and equipment performance management at the Houston Distribution Center (HTDC), a key addition to Grainger’s distribution network supporting future growth, service capability, and operational resilience. This role will support HTDC through construction, installation, startup readiness, operational handoff, and stabilization while ensuring the facility, equipment, building systems, and maintenance programs are safe, reliable, maintainable, and cost effective.

 

Manage and direct the maintenance departmental workforce to support the goals and initiatives of the Distribution Center and the Company. In addition, manage and coordinate the building and equipment maintenance needs by working with contractors, vendors and service partners to maintain the DC’s at a high level of safety, quality and in a cost-effective fashion. Initiate planning and building programs that support preventive and predictive maintenance technologies. Plan and execute projects as appropriate to support building operations.

 

 

You Will:

 

  • Manage, coach, and develop, a staff of 10 to 20+ team members with highly technical skills, working across all shifts in a fast-paced, time sensitive environment..  A large operation that may include Maintenance/Facility Supervisors
  • Recruit technicians when needed to maintain a highly qualified staff and support on-going operations. 
  • Prioritize, schedule, and follow-up on work orders supporting the operation and facility. 
  • Recommend and institute training programs to ensure personnel are current in job performance and knowledge. 
  • Demonstrate technical knowledge of large-scale automated conveyance systems, and related equipment. 
  • Develop and maintain a proactive Preventative Maintenance program for all equipment in the operation.  
  • Maintain and recommend Powered Industrial Equipment (within company standards).  
  • Ensure equipment is safe, clean, and operating at peak performance, minimizing downtime effects on the operation.  
  • Develop a replacement program that maximizes the PIE assets of the Company. 
  • Understand the benefits and implementation strategies of the following: MTTR, MTBF, Predictive Technologies, CPL (cost per line), Operational Excellence and Total Cost of Ownership. 
  • Experience with Computer Maintenance Management Software (CMMS) 
  • Maintain the building and its’ components by applying preventive and predictive maintenance techniques to maximize the useful life of the facility. 
  • Ensure that the site is maintained in a manner that provides for a clean and safe environment and that the exterior of the facility provides a positive and pleasing appearance. 
  • Effectively interact at multiple levels (including hourly team members); effective “on-the-floor” listening and follow-up; self-confident; strong relationship building skills. 
  • Work with the Sr. Manager DC Network Facilities and other network Facilities Managers in developing and sustaining maintenance standards. 
  • Coordinate with the DC Director to assure that Facility Maintenance Programs are in alignment to support DC initiatives. 
  • Identify, evaluate and implement savings initiatives, service enhancements and process improvements. 
  • Work with the Real Estate Group (Property Management) in developing estimates, requesting quotes, purchases and supervision of the delivery/installation of equipment, construction and/or service agreements. 
  • Maximize the use of Regional and National contracts with suppliers and service providers to leverage cost savings for the company. 
  • Collaborate with the site Environmental and Safety Analyst to assure compliance with Federal, State and local laws and ordinances related to the operation of the facilities. 
  • Collaborate and communicate with both the DC Director and the Sr. Manager DC Network Facilities on a regular basis to provide effective maintenance services and to properly maintain the Corporation’s facility assets. 

 

 

You Have:

 

  • Bachelors Degree and/or related Engineering degree
  • 10+ years of experience in related field preferred
  • Must possess broad electrical/mechanical theoretical and practical knowledge. Must be conversant with terminology, formulae and basic principles of design, construction, loads and stresses involved with buildings, storage systems, and conveyors as well as regulatory codes and insurance requirements regarding fire, sewer, and environmental impact on operations. 
  • Must have high degree of technical knowledge and skill in all areas of facilities maintenance including items such as conveyor systems, automated material handling systems, powered industrial equipment, waste and recycling stream processes, structural and mechanical/electrical/plumbing components of the building and construction processes. Strong background working in environments with sophisticated WCS (Warehouse Control Systems) and PLC (Programmable Logic Controller). 
  • Demonstrate effective communication, both written and verbal, including demonstrated computer skills, including Excel and AutoCAD proficiency. Must have the ability to perform creative problem solving exercises, root cause analysis, and procedure development. 
  • Must have the ability to analyze electro-mechanical devices, trouble shoot failures and implement repairs, occasionally without the support of technical references or manuals. Must have broad knowledge of electric motors, belt, chain and gear drives, hydraulic and pneumatic systems, HVAC systems, electrical switch gear, building envelope and material handling equipment. 
  • Experience managing large and small projects.  Requires ability to plan material, schedule work, and monitor work of contractors..  Includes knowledge and experience executing and maintaining contracts. 
  • Ability and experience developing and managing budgets, along with preparing justification for Capital expenditures. 
  • Should have broad knowledge of applicable OSHA and EPA regulations, NFPA and Factory Mutual standards, and general risk insurance guidelines and requirements. 
  • Should demonstrate high level of planning and scheduling skills, and be knowledgeable of cost estimating and scheduling in the building industries. 
  • Familiar with sustainability (GREEN) concepts 

 

 

Work Environment:

 

  • Work conditions are typical of Distribution Center
  • Ability to lift heavy material > 75 lbs. and/or frequently work in difficult positions
  • Work directly impacts the facility “up time” to avoid disruption of service to customers expected delivery of product.  
  • Identify and solve problems involving new and existing building codes, fire codes and environmental concerns, space utilization, parking capacity, material handling equipment needs, and building mechanical/electrical/plumbing and utility needs. Failure to make good decisions would delay or negate the ability of the DC to remain competitive in meeting customer needs.  
  • Position directly or indirectly manages a non-payroll budget from $3 to $5 million for Occupancy, Maintenance, and Supply expenses.  
  • The strategic direction of the Company could be correctly or incorrectly influenced by the selection of material handling methods and equipment, investment in unnecessary or unusable building modifications or failure to respond to changes in legislation or environmental concerns.  
  • This position has limited access to confidential and competitive information, including operating budgets. Primary concern would involve handling competitive bidding information where divulging this information would cost the Company money or result in accusations or unfair practices.
