Position Details:

As a Senior Real Estate Manager, you will inform Grainger’s real estate strategy and execute transactions to support the Corporation’s annual and long-term business objectives. Through the leadership of the Sr. Manager, the department will execute against all property acquisition, merger and divestiture decisions, delivering real estate solutions that meet acceptable cycle time and financial parameters. You will manage all activities related to our real estate investment and portfolio management. The North American portfolio includes more than 480 properties, representing 25.2 million square feet. Properties include: branches, distribution centers, call centers, sales offices, corporate office properties, and other types of real property that support Grainger and our subsidiaries’ operations in the United States, Mexico, Canada, and Latin America. You will report to Director, Facility Strategy and Development and the work location will be Lake Forest IL with up to 50% travel.

You Will:

  • Serve as a working leader, responsible for execution and supervision of real estate transactions, lease administration, and property development
  • Provide leadership to team members consistent with position, including team member development, engagement, talent cultivation (internal/external), performance management, salary planning, communication of organizational strategy
  • Work with Corporate Real Estate teams and Business Partners to document and define real estate site requirements.
  • Leverage broker relationships to facilitate the identification and qualification of sites that meet development requirements.
  • Provide guidance and development for team members to negotiate optimal real estate agreements throughout the lifecycle.
  • Execute property acquisitions and divestures.
  • Responsible for developing real estate strategies, recommendations, and processes that optimize Grainger’s investment and cash flow.
  • Develop Standard Operating Procedures (SOP), service standards (SLA’s), reporting and financial metrics.
  • Responsible for the capture and management of critical property data and documents using 3rd party software and other business resources.
  • Optimize efforts between in-house resources and contract providers
  • Ensure that purchasing processes are consistent with best-in-class methods and contain essential control mechanisms.

You Have:

  • Undergraduate degree required with a major in Real Estate, Construction, Architecture, Finance or related fields
  • Experience in industrial, supply chain, distribution center, warehouse, and/or flex space industries
  • 5+ year's progressive experience in real estate or property management in a corporate environment
  • Ability to assess and deliver data driven insights to optimize real estate portfolio decisions
  • Demonstrated leadership strength, people management & team building skills
  • Process driven approach to identifying critical issues to drive real estate outcomes.
  • Preferred: proficiency in Smart Sheet, Tririga lease accounting software
  • Working knowledge of financial accounting principles
